The goal was to create a true second floor which required demolition of the existing roof framing. The main floor remained the same with some minor changes to the lighting, refinishing the existing oak flooring and remodeling the existing west wall that provided visual and physical access to a beautiful back yard and a new large deck. The house also received a complete code update including fully insulating the new and existing walls, super insulating the roof and a complete seismic retrofit. The seismic retrofit required re-sheathing the ground floor and tying it into the new second floor for a more unified structure along with adding considerable metal seismic hardware to fasten the building to the foundation. The new decks were framed out of Alaskan Yellow Cedar for its natural resistance to moisture and insects while being able to carry the heavy loads; the decking was finished with salvaged and refinished barn wood giving the decks a unique and interesting contrast between old and was in bad shape after years of exposure to the elements. The owners needed a new barn for equipment storage, a home office and a place to entertain guests. As the original barn was within the current Wenatchee River setback a new location had to be found further from the river and was finally nestled amongst some mature trees with south facing exposure. In order to save some of the history of the site and existing barn the siding was salvaged along with old beams and reused in the new barn; not only did this respect the original barn but gave the new barn instant historic character. New locally sourced cedar siding was used alongside the reclaimed siding allowing for an interesting juxtaposition of old and The old roof was torn down and\na new second floor was built using a combination of vaulted ceilings and dormers to maintain a scale\nthat respected the neighborhood. The stairs and landing were marked with a 10’-0” long temperature\ncontrolled skylight which not only allowed the landing to be washed with natural daylight but also help\ncontrol the indoor temperature by opening and closing based on the indoor temperature and closing\nautomatically in the event of rain. The solution\nwas to build a 2 story element that provided vertical circulation to the new master suite above the\ngarage while also allowing for both visual and physical connection between the side yards.
